General Enquiries

Do I need to be a student?

Yes – you may be asked to provide proof of your student status.

Do I need to be studying at a particular University or College?

As long as you are a full time student you do not have to study at a particular university or college to live in our accommodation.

Where do I get a Council Tax Exemption Certificate or Registration Certificate?

This is usually given to you when you enroll at University, or you can apply to your Students Services/Registrations office.

When can I move in?

You can move in on or after the ‘Tenancy Start Date’ as specified in your tenancy agreement.

When do I have to move out?

You have to vacate your accommodation by 11am on the ‘Tenancy End Date’ as specified in your agreement.  Anything left in your room after this time will be removed and disposed of.

What do I need to bring?

All our rooms will be furnished but bedding and personal linen (sheets, duvets, pillows, towels etc.) is not provided. However, if you get in touch with our management team they can inform you of our bedding packages that are available to purchase.

All kitchens include microwave, kettle, toaster, fridge and freezer. Irons, ironing boards and vacuum cleaners are available. Kitchen utensils (crockery, cutlery, pans, etc.) are not provided.

You will not be allowed to bring your own fridges, tumble dryers, portable heaters or other large electrical appliances. Chip pans and deep fat fryers are forbidden, as is the use of candles.

Can I store my belongings in my room, over the summer or after my tenancy has ended?

We have an exclusive offer for our rebooking students—you can leave all your belongings in your bedroom during the break in your tenancy. This means you can skip the hassle of packing up, only to return a few weeks later!

However, if you are not continuing your residency with us, please note that your room will need to be emptied by the last date of your tenancy.

Sorry, no pets are allowed.

Can I have visitors?

Bedrooms are for single occupancy only. Occasional overnight visitors are allowed at the discretion of management provided you cause no disturbances.

Is there Car Parking?

Car parking is available at Orlando Village. Parking is permitted only in designated places. On arrival, all residents’ cars and motorbikes must be registered with the team.

Parking will cost and additional charge of £15 per week.

Is there Internet?

Superfast Internet (and WIFI) is included in your rent.

How fast is the Wi-Fi?

Each room is equipped with its own network port and router. You can expect speeds up to 250 MBPS.

*Please be aware that the WiFi speed can be impacted by the time of day or number of users using the service at any one time.

What accommodation options does Orlando Village offer?

Can I select my roommates at Orlando Village?

Absolutely! We offer options for both choosing your roommates or opting for a random assignment, depending on your preference. Our aim is to create a welcoming and inclusive community for all our residents.

Payments & Policies

What does my rent include?

Your rent is inclusive of utilities i.e. light, heat and water, as well as internet.

Do I need to pay a deposit?

No, you do not need to pay a deposit however you will be liable for any damage repairs in your room at the end of your tenancy

What are the rental rates at Orlando Village?

We understand the importance of budgeting for accommodation. Our rental rates are competitive and inclusive of utilities such as electricity, water, and internet access, ensuring you have a hassle-free living experience without unexpected costs.

How will I pay my rent?

Your rent payment plan is all set out on the first page of your tenancy. Just make sure to make a bank transfer in line with the payment dates. You can easily find our bank details here.

Do I need a Guarantor?

Yes, a Parent or legal Guardian resident in the UK must stand as Guarantor.  The Guarantor is legally bound to pay any debts accrued during the tenancy if the tenant refuses to pay.  If you are an international student please contact us for further information.

What if I don't have a UK-based guarantor?

We understand that many international students may not have a UK-based guarantor. At Orlando Village, we offer flexible solutions including an upfront payment option or there are alternative guarantor services tailored to international students, ensuring a seamless booking process for all. A popular servies is Housing Hand.

How long will the tenancy be for?

All rooms are let on an Assured Shorthold Tenancy for a minimum period of 49 weeks.

What am I responsible for?

As the Tenant, you are responsible for the rent for the full duration of the ‘term’ as set out in the tenancy agreement, whether or not you reside on the property.

NB: Where there has been any breach of the Tenancy Agreement by a student; such as where fees have not been paid in line with the agreement or where any student causes a nuisance or annoyance to fellow students or refuses to follow the reasonable direction of the management, the Landlord or their agents reserve the right to seek eviction of that tenant. This is without prejudice to any obligations, which the tenant may be under through the agreement.  We will also report poor behaviour to your university.

What if I want to terminate my agreement and move out?

If you wish to terminate your tenancy, we must be notified in writing. You will remain responsible for the rent until a new tenant is found or until the end of the tenancy (which ever is sooner).  We will aim to find a new tenant who is both acceptable to us and who is prepared to meet the financial and legal requirements of the tenancy agreement. We can’t always guarantee finding another tenant, as obviously this becomes more difficult as the academic year progresses, however, you are able to suggest a replacement to us. Please note that you will also need to cover all administration charges incurred in reassigning the tenancy.

How do I pay for accommodation at Orlando Village?

Payment for accommodation at Orlando Village is simple and convenient. We accept various payment methods including bank transfers, however due to bank rules we cannot accept payments from certain countries. We recommend checking with our team before transfers are made.

Are there any scholarships or discounts available for accommodation?

While we don’t offer accommodation-specific scholarships, we do provide various promotions and discounts throughout the year. Be sure to check our website or contact our team for the latest offers.
